Scheduling Work for Your Clients
We know as a realtor, you want to provide stellar service to your clients even after your offer is accepted. Sometimes, helping clients schedule the next action steps on their report is part of that. In an effort to make the process go smoothly and help us both look like superstars, please use the following guide and form to assist you in scheduling work for your client.
Make sure you have discussed which items your client would like to contract, we will need this information to prepare a work authorization. We have a blog post that may help you and your clients decide how to prioritize the work and other considerations for scheduling here.
Have a tentative schedule in mind. This schedule should include COE, when the clients want/need to move in, other trades that have been or will be scheduled so we can recommend timing that will not interfere with other work. Special consideration should be made for painting and refinishing of floors. Fumigation can affect uncured finished surfaces and we will not take responsibility for damage if a fumigation is performed on surfaces that have not been given at least 7-10 days to cure properly.
Discuss with your clients who will be responsible for signing for the work, who will be the contact person for paperwork and property access. Be prepared to provide this information when you initiate your request.
Keep in mind that we will not offer scheduling confirmation without a signed work authorization. If you are on a tight time schedule, it’s best to be prepared to sign the work authorization ASAP to ensure that your preferred dates are available. We know your first instinct is to call and see what’s available but, we promise you, the whole process goes so much more smoothly if everyone is on the same page before we start working on scheduling your job.
If you are interested in items on the report that are marked as bid on request, please keep in mind that we will need to contact subcontractors for bids and this can delay scheduling.
Lastly, make sure you’re staying in contact with us. Changes to COE can generally be accommodated as long as there is plenty of notice.
